The Jennifer Young Homes Team SOLD another Short Sale in Sterling, VA in the Chatham Green neighborhood. Our seller was excited since his major focus was on taking advantage of the Tax Debt Relief Act that was extended through 2013. He had purchased his home back in 2005 at the height of the market for $310,000. We just sold the home for market value at only $199,000. That leaves over $100,000 unpaid to his lender. During negotiations we were able to get both of his lenders, Greentree and Bank of America, to approve the short sale and waive deficiency rights to the unpaid balances. The home was bought by me for 715,000 dollars in October of 2006. It was sold for 360,000 dollars. So, I was a LOT more upside down than this makes it appear.

This was a nightmare of major porportions. It threatened my marriage and my metal health. Jen Young’s team made it possible for me to avoid foreclosure and finally get out from under this horrible back-breaking buy.

I wish the new owner nothing but the best. It is a beautiful home. I thought I was building the home for me, but it turns out I was building the home for her.

I have no one to blame for this mess but myself. I have no one to thank but Jennifer’s team for my new lease on life.

Hi David – I actually just received your comment and I thank you for the question. Wells Fargo has used that verbiage in all the approval letters we have received from their Loss Mitigation department thus far. Our partner attorneys assure us that this IS a deficiency waiver. I also reached out to our rep at Wells Fargo to ask them your question. If and when I do hear back, I will certainly let you know. Your guess as to what it means is a good one. Hello,

The sentence that waives the deficiency rights in this letter, also has at the end of it “if applicable”. What the heck does this mean? It seems to be in all the Wells Fargo approval letters that I have read. Does it mean they can still come after you if they feel like it? Or does it mean, if there was no deficiency after the short sale, then this sentence is meaning less? Or what. Why did Wells Fargo even put this in there?
